How this planning range works

The model multiplies the selected roof area by $4.50–$7.50 per square foot. Ordinary tear-off and disposal are already included. It uses one published DFW asphalt range, not a survey or a contractor quotation.

Known roof surface uses the entered area directly. Footprint adds a simple pitch conversion; it does not measure dormers, overhangs or additions. Living area is not automatically a roof footprint.

The model does not price deck replacement, unusual access, complex flashing, specialty upgrades, metal or commercial roof assemblies.

What this planning result includes and leaves open

The model uses a broad DFW installed asphalt range of $4.50–$7.50 per roof square foot, checked September 29, 2026. Ordinary tear-off and disposal are included. It is an early planning example, not a Keller market average, quote or guarantee.

If you select footprint, the tool uses the entered pitch to estimate a simple sloped area. It does not map dormers, additions or complicated intersections. Known roof surface avoids that conversion, but the actual pitch still matters for material suitability.
